1. General
These Terms & Conditions govern all bookings made through seabreezestudios.gr. Sea Breeze Studios are operated by Ziniatis Andreas L.P. (ΓΕΜΗ: 193757233000). The properties are offered as short-term rentals in accordance with Greek law, and each studio is registered in the Greek Short-Term Rental Property Registry (AMA numbers are displayed on this website). By completing a booking, you accept these terms.
2. Bookings & Payment
A booking is confirmed once you receive our written confirmation. To secure your reservation, full payment is required at the time of booking. Accepted payment methods are shown at checkout.
3. Rates & Taxes
All rates are per studio per night. The Climate Crisis Resilience Fee is charged per night as required by Greek law and is included in the displayed price. Rates include all amenities listed on each studio’s page.
4. Cancellations & Changes
Cancellations made at least 45 days before arrival receive a full refund. Cancellations made less than 45 days before arrival forfeit the full ammount of the reservation. No-shows are charged the full amount. Date changes are subject to availability. We recommend guests arrange travel insurance.
5. Check-in & Check-out
Check-in: from 15:00. Check-out: by 10:30. Please inform us of your estimated arrival time. Early check-in or late check-out may be possible on request, subject to availability.
6. Occupancy & Guest Conduct
Each studio accommodates a maximum of 2 guests, only registered guests may stay overnight. Guests are expected to treat the property with care and respect quiet hours 15:00–17:30 and 23:00–09:00 in summer). Smoking is not permitted indoors. Pets are not allowed. Parties are not allowed.
7. Damages & Liability
Guests are responsible for any damage caused to the property during their stay beyond normal wear and tear. Sea Breeze Studios is not liable for loss or damage to guests’ personal belongings, or for events beyond our control, though we will always do our best to assist.
8. Privacy
Personal data provided during booking is used solely for managing your reservation and legal obligations (e.g. guest registration required by Greek law) and is never sold to third parties.
